❓ Do I really get guaranteed rent every month?

Yes. Once the lease is signed, a deposit will immediately be secured once the keys are passed over and your rent is paid every month without fail, even if the property is empty, being refurbished, or going through changes. Your income is fully protected.

❓ What kind of agreement do we sign?

We use an agreed company lease, giving you long-term security and fixed income.
This is a professional lease between you (the landlord) and us (Spencer Sleepzzz).

❓ Will I have any void periods or missed payments?

No. There are zero voids with our model. Your payment is the same every month for the entire lease term.

❓ Who looks after the property once the lease is in place?

We do.
We take full responsibility for:

• Tenants / occupants

• Compliance & licensing

• Maintenance

• Inspections

• Safety standards

• Day-to-day management

You become completely hands-off.

❓ Who pays for repairs and damages?

We cover general maintenance and small repairs as part of managing the property.
For larger structural issues (roof, boiler, etc.), we discuss with you in line with the lease agreement — just like a normal tenancy.

❓ What if the property needs upgrades to meet compliance?

We handle all compliance work, including:

• Fire safety

• HMO standards

• EICR / EPC / Gas

• Layout adjustments

• Minor improvements

You don’t need to manage anything yourself.

❓ Do I lose control of my property?

Not at all.
You remain the legal owner.
We simply lease the property and manage it fully.

❓ How long is the lease?

We offer flexible terms — typically 1 to 5 years, depending on the property and strategy.

❓ Do I need to use an estate agent?

No.
There are no agents, no fees, no commission involved.

❓ What type of tenants or occupants do you place?

This depends on the best use for the property, including:
