❓ Do I really get guaranteed rent every month?
Yes. Once the lease is signed and keys are handed over, your rent is paid every month without fail. Payments continue even if the property is empty, being refurbished, or going through changes.

❓ What kind of agreement do we sign?
We use a professional company lease agreement between you (the landlord) and us (Spencer Sleepzzz). This provides long-term security and fixed monthly income for the full lease term.
You remain the legal owner of the property at all times — we simply lease and operate it.
This model applies to properties within our operational service radius.
❓ Will I have any void periods or missed payments?
No. Our guaranteed rent model removes voids completely for properties we manage within our service radius. Your payment is the same every month for the entire lease period, regardless of occupancy or market conditions.
❓ Who looks after the property once the lease is in place?

For properties we operate within our service radius, we manage the entire compliance process, including:
