1. Definitions

“We”, “Us”, “Our” refers to Spencer Sleepzzz.
“Landlord”, “You”, “Your” refers to the property owner using our services.
“Lease Agreement” refers to the written agreement between Spencer Sleepzzz and the landlord which sets out guaranteed rent, responsibilities and lease terms.
“Property” refers to the building or home leased and managed by Spencer Sleepzzz.

2. Purpose of Our Service

Spencer Sleepzzz provides:

  • Guaranteed rent through an agreed company lease

  • Full property management

  • Compliance, inspections & safety handling

  • Tenant/occupant management

  • Operational support for HMOs, serviced accommodation and social housing (where appropriate)

These Terms & Conditions cover your use of our website and the general expectations of our services.
The formal Lease Agreement overrides these Terms where more specific details are required.

3. Guaranteed Rent

Once a property is taken on under a signed company lease:

  • The landlord receives fixed monthly rent for the entire lease period.

  • Rent is paid regardless of occupancy, market conditions, or tenant changes.

  • Payments are made on the agreed date stated in the lease agreement.

  • No management fees or commission are deducted.

Guaranteed rent is only applicable when an official lease contract has been fully signed and agreed by both parties.

4. Lease Terms

All lease agreements:

  • Must be signed by both parties before management begins.

  • Include the fixed monthly rent, lease length, responsibilities, and any agreed property requirements.

  • Are typically 1–5 years depending on agreement.

  • Cannot be altered verbally; changes must be made in writing and signed by both parties.

5. Landlord Responsibilities

Unless otherwise stated in the lease agreement, the landlord is responsible for:

  • Structural elements of the property

  • The boiler, heating system & hot water system

  • Major electrical or plumbing components

  • The roof, exterior walls, gutters & essential building systems

  • Buildings insurance

  • Anything classed as structural, essential, or beyond general wear and tear

We handle everything else, including all minor repairs, tenant issues, inspections, and upkeep.

6. Spencer Sleepzzz Responsibilities

We will:

  • Pay the agreed fixed rent each month

  • Manage tenants/occupants and all day-to-day operations

  • Carry out minor repairs, maintenance and issue resolutions

  • Ensure the property meets compliance standards (EPC, EICR, smoke alarms, etc.)

  • Arrange and monitor cleaning, inspections, and occupancy standards

  • Handle all communication with occupants or housing providers

  • Operate the property safely and professionally throughout the lease term

7. Compliance & Safety

We will ensure (where applicable):

  • Fire safety requirements are met

  • HMO licensing is obtained and maintained

  • Risk assessments are carried out

  • Relevant safety certificates are up to date

  • Occupancy numbers are compliant with regulations

Some council licensing fees may remain the responsibility of the landlord — this is specified in the lease.

8. Property Access

You, as the landlord, have the right to access the property:

  • With reasonable notice

  • At agreed times

  • For structural inspections, mortgage valuations or major repairs

We will cooperate fully to allow smooth access where needed.

9. Maintenance & Repairs

We cover:

  • Day-to-day repairs

  • Tenant/occupant-related issues

  • Wear-and-tear maintenance

  • Minor faults and fixes

  • Cleaning & property standards

The landlord covers:

  • Boiler replacement or major boiler repairs

  • Large electrical/plumbing issues

  • Roof, damp, foundations, structural problems

  • Anything defined as essential building components

10. Termination of Lease

Termination terms are fully outlined in the lease agreement.
Generally, termination may occur if:

  • Lease terms are breached

  • Unsafe conditions arise outside our control

  • The landlord sells the property (unless otherwise agreed)

A notice period will be provided as stated in the lease.

11. Use of Website

You agree not to:

  • Copy content from our site

  • Impersonate Spencer Sleepzzz

  • Use the site for illegal or misleading activity

  • Attempt to bypass security or misuse data

We maintain the right to update or remove website content at any time.

12. Privacy & Data Protection

We comply with all GDPR regulations.
Information entered on forms or via enquiries is used only for:

  • Providing offers

  • Contacting landlords

  • Processing lease agreements

  • Compliance & service delivery

We never sell or share your data with third-party marketing companies.

13. Liability

Spencer Sleepzzz:

  • Is responsible for the property only after a lease is signed

  • Is not liable for structural issues outside our scope

  • Is not liable for property conditions prior to lease start

  • Is not liable for third-party service failures (utilities, contractors etc.)

All guarantees, responsibilities and limitations are clearly stated in the lease agreement.

14. Changes to Terms

We may update these Terms from time to time.
Continued use of our website or services constitutes acceptance of the updated terms.
